Investment Properties

A residential investment property is a 1-4 unit dwelling, in which income is produced, and/or the borrower is not the current occupant of any of the units. 

  • Investment properties cannot obtain mortgage insurance so all purchases require a minimum of 20% down. 
  • For 2-4 unit properties the minimum down payment is 25%. 
  • You can refinance an investment property to 75% of the homes value, and if you want to take cash out the limit is 70%. 
  • Additional restrictions for borrowers who already have more than 4 financed properties.
